Sarasota

Bayfront, city streets, and inland options. Begin with how you want to use your home, then compare the property and its ongoing responsibilities.

Get oriented

One name, different settings

The City of Sarasota is in Sarasota County, but a Sarasota mailing address does not by itself tell you whether a home is inside city limits.

City & bayfront

Use downtown and the bayfront as orientation points for arts, parks, shopping, and dining. Compare condominium ownership with nearby single-family options rather than assuming every address offers the same setting.

Inland & wider county

Sarasota County includes inland housing as well as coastal communities. Compare existing homes, condominium buildings, and any new-construction options against your actual travel routes and maintenance preferences.

For a coastal search, use the separate islands overview for Siesta Key, Lido Key, and Longboat Key.

A practical shortlist

Compare the ownership, not just the photos

Condominium or association property

  • Request the current budget, reserves, assessments, insurance information, and available inspection or structural reports.
  • Check parking, storage, pet rules, leasing restrictions, and what the association maintains.
  • Ask whether any special district assessments apply; do not assume HOA dues cover every recurring charge.

Single-family or resale home

  • Review the roof, windows, drainage, permit history, and any documented repairs with the appropriate professionals.
  • For waterfront property, verify seawall or dock condition, permits, access rights, and maintenance responsibilities.
  • For an inland address, still check flood information and obtain an insurance quote before committing.

New or existing

Two different purchase paths

For new construction, compare what is included with the advertised base home, the proposed lot, finish selections, estimated completion, warranty, and inspection opportunities. For resale, focus on condition, disclosures, inspections, association documents, and your contract deadlines.

Marina can help you organize a property-by-property comparison rather than treating a new build or a resale as automatically the better choice.

Before you commit

Check the specific address

A community name or a water view is not a flood or insurance determination. Look up the exact property, ask for available elevation and repair records, and have a licensed insurance professional quote the coverage you need.

Ask separately about flood, wind, and homeowners or condominium coverage, deductibles, and any association master policy. Most homeowners insurance does not cover flood damage.

Local references

Start with official resources

Ask the applicable city or county which jurisdiction handles a specific address before relying on zoning, permit, or rental-use assumptions.
