Sarasota + Manatee coasts

The Islands

Siesta Key, Longboat Key, Lido Key, Anna Maria Island, and Bradenton Beach. Compare their geography first, then check the property, its ownership structure, and the rules that apply.

Get oriented

Five starting points, one coastal search

These names are not interchangeable. Longboat Key spans two counties. Bradenton Beach is a city on Anna Maria Island — not a separate island and not mainland Bradenton.

01 · Sarasota County

Siesta Key

A barrier island with Gulf beaches and mainland bridge connections. Siesta Beach, Crescent Beach, and Turtle Beach are useful orientation points; compare the exact location of a home rather than assuming all island addresses have the same beach access.

For a condominium, review the building and association as closely as the unit. For a detached home, ask about lot elevation, roof and repair history, and any water-access rights. Verify the applicable city or county jurisdiction and rental-use rules.

02 · Manatee + Sarasota Counties

Longboat Key

The Town of Longboat Key extends across the county line, with Gulf and Sarasota Bay shorelines. Its planning documents provide for single-family and multifamily housing; compare condominium buildings and individual homes on their own merits.

Confirm the county for the address. For waterfront homes, verify dock and seawall obligations and permits. For association property, review reserves, insurance, assessments, and access rights rather than relying on a view or a resort nearby.

Lido Key

Lido Key is reached from Sarasota via the John Ringling Bridge and St. Armands area. Lido Beach and South Lido are useful reference points when comparing where a property sits relative to the Gulf, bay, and public beach access.

Start by comparing condominium ownership and any detached-home options on your shortlist. Confirm parking, association rules, public versus deeded access, and the City’s current zoning and permit requirements for the specific address.

04 · Manatee County

Anna Maria Island

Anna Maria Island contains three cities: Anna Maria, Holmes Beach, and Bradenton Beach. The City of Anna Maria is one part of the island, not another name for the entire island. Compare Gulf-side, bay-side, and non-waterfront addresses separately.

For a cottage, detached home, or condominium on your shortlist, identify the governing city and any association. Check permit and repair records, elevation documentation, parking, and current use restrictions. Do not assume a rental advertised elsewhere is permitted at a different address.

Bradenton Beach

Bradenton Beach occupies the southern part of Anna Maria Island. Bridge Street, Cortez Beach, and Coquina Beach are local orientation points. It has its own city government and building and planning department, separate from mainland Bradenton.

Compare the home or condominium’s records and ownership costs. Before planning renovation, reconstruction, or rental use, review the City’s current requirements and available permit history; do not infer approval from a neighboring property.

Look beyond the view

The coastal ownership checklist

  • Waterfront, water view, and beach access are different. Verify deeded access, easements, dock rights, and what conveys with a purchase.
  • For any HOA or condominium, review dues, reserves, master insurance, assessments, maintenance duties, and available structural reports. Ask whether any district assessments also apply.
  • For resale, request available storm repair, permit, roof, window, and elevation records. For a new build or reconstruction, verify permits, completion terms, inspections, and warranty.
  • Confirm current rental-use rules with the governing city or county and the association. Do not rely on a listing’s income projections or assume future rental approval.

Before you commit

Check the specific address

A community name or a water view is not a flood or insurance determination. Look up the exact property, ask for available elevation and repair records, and have a licensed insurance professional quote the coverage you need.

Ask separately about flood, wind, and homeowners or condominium coverage, deductibles, and any association master policy. Most homeowners insurance does not cover flood damage.

Use local building and floodplain staff for questions about a property’s repair records or proposed work. For Bradenton Beach, start with the City’s linked building and flood resources above.

Plan the comparison

Visit the address, not just the beach

Ask Marina to organize a shortlist by location, property type, ownership costs, and verified access. Check your actual routes, parking arrangements, and everyday destinations in person rather than relying on a fixed drive-time promise.

Marina can help you gather the right questions for the association, municipality, inspector, lender, and insurance professional before you commit.
