Manatee + Sarasota Counties · Inland master-planned community

Lakewood Ranch

A village-by-village search, not a single neighborhood. Compare the home, the builder or seller, and the costs and responsibilities attached to the address.

Get oriented

Across two counties

Lakewood Ranch is a master-planned community spanning Manatee and Sarasota counties, east of I-75. Confirm the county and the governing district for each property rather than relying on the Lakewood Ranch name alone.

Housing choices

The community’s official FAQ describes single-family homes, attached villas, townhomes, and condominiums. New-construction villages and resale homes offer different timelines and document-review questions; availability changes.

Inland water views

This is an inland search, not a Gulf-beachfront community. For a home marketed with a lake or pond view, ask about the water body’s purpose, shoreline maintenance, permitted uses, and drainage. A view is not a promise of boating access.

Before a builder visit

Compare new construction with resale

New-construction checklist

  • Talk with Marina before visiting a builder so you can clarify your representation and the builder’s registration process.
  • Request a written breakdown of the base home, lot premium, upgrades, options, deposits, incentives, and estimated closing costs.
  • Review completion estimates, possible delays, inspection opportunities, warranty terms, and what happens if selections change.

Resale checklist

  • Compare the actual condition, installed features, and included items — not just a model-home presentation.
  • Review disclosures, inspections, permit and repair records, and association documents within your contract deadlines.
  • Obtain current insurance quotes and a property-specific estimate of taxes and assessments rather than copying the prior owner’s total.

Understand the full cost

HOA, CDD, and stewardship questions

The official community FAQ notes HOA fees and stewardship district fees. Exact charges, inclusions, and district arrangements must be checked for the property you are considering.

  • Which HOA or condominium association governs this address, and what do its dues include?
  • Is there a Community Development District (CDD), stewardship district, or other special assessment? Which charges appear on the tax bill?
  • What are the current operating and debt assessments, and are additional fees or assessments proposed?
  • Are amenity or club memberships optional, mandatory, or separate from association dues? What maintenance remains the owner’s responsibility?

Compare the total ongoing cost in writing. Do not assume that neighboring villages, or new construction and resale, have identical fees.

Before you commit

Check the specific address

A community name or a water view is not a flood or insurance determination. Look up the exact property, ask for available elevation and repair records, and have a licensed insurance professional quote the coverage you need.

Ask separately about flood, wind, and homeowners or condominium coverage, deductibles, and any association master policy. Most homeowners insurance does not cover flood damage.

Being inland does not replace address-level flood and drainage research. Ask about stormwater features, site grading, and available property records.
